The Opportunity:

Reporting to the Commercial Property Manager, Technical Operations Manager, oversees and provides strategic preventative maintenance guidance to the team as well as tactical advice on technical operational challenges while managing to the expectations of the Owner and per Minto specifications for a first class office complex.  Portfolio includes Minto Place & 180 Kent, Lansdowne Building I & Annex as well as Fifth+Bank and other buildings that may be included from time to time.

What you’ll be responsible for day to day:

  • Regularly reviews preventative maintenance for the mechanical and electrical equipment is being maintained in accordance with manufacturer’s guidelines and communicates any and all changes to the Property Manager and team;
  • Review, analyzes and monitors performance of building systems against industry standards, benchmarks and trends;
  • Develops and implements operational processes and procedures such as daily logs, Mechanical/Electrical system checklists in order to maintain the value of the facility;
  • Reviews specifications and designs for construction and service projects and provides technical feedback.  Is involved in the tender, fit up and contract management process.
  • Reviews mechanical and electrical drawings for accuracy;
  • Ensures code compliance to the most stringent authoritative bodies (i.e. TSSA, ESA, ASHRAE, Building codes etc.);
  • Assists in the preparation of the annual operating budgets in consultation with the Commercial Property Manager;
  • Assists in the management of the portfolio’s monthly P&L reviews and forecasts;
  • Forecasts preventative, mechanical and electrical projects and equipment life cycle expenditures;
  • Reviews, analyzes, and comments on commissioning and as-built documents to ensure accuracy;
  • Reviews and compares utility invoices to ensure accurate billing vs. in house utility information gathering resources (sub-meters, reports etc.);
  • Manages challenges with external contractors, and ensure quality of workmanship and compliance with specifications requested. 
  • Ensures that service requests and complaints are efficiently dealt with and dispatched to the appropriate staff;
  • Conducts periodic reviews to ensure the equipment database is up to date and accurate;
  • Responsible for staff training, performance evaluations and departmental future strategic requirements;
  • Ensures and oversees consistent compliance metrics are met.
  • Other duties within the scope, spirit and purpose of the job, as requested by management
  • Scheduling of work hours for, technicians to ensure normal working hours and on-call coverage periods are met.

  • Applies knowledge and technical skills in order to solve challenges related to the team, job, project or function. Contributes to the solution of complex technical problems.

Examples include: Addressing Life/Safety issues with the team, advising team on equipment and system errors that cannot be resolved i.e. Building Automated System, HVAC problems, utility concerns, ensuring team compliance, technical solutions.

Complexity of Work

  • Combines advanced technical skills and expertise to assigned staff.  Oversees coordination of projects and provides direction, guidance and advice on escalated issues.  Assigns and monitors objectives, and adjusts plans and approaches to achieve desired results. Contributes to the solution of complex technical problems, with senior level skill.

Decision Making and Authority

Will have full autonomy to deliver decisions regarding day to day normal work, the effectiveness of the service and team issues.  Spending authority based on budget expenditures, requirements of tools, and normal work expenses.  Sensitive people decisions are made in consultation with others. 

Who we’re looking for:

Education:  A college diploma (or university degree), preferably in Building Science, Building Environmental Operations, or equivelant.

 Experience: A minimum of five (5) years of relevant work experience, with a minimum of two (2) years’ experience managing a team.

 Specialized Skills, Knowledge and Abilities:

  • Knowledge of management practices and ability to manage and coordinate a work team
  • Extensive knowledge of Building Automated Systems
  • Knowledge of contractual agreements
  • Ability to assess quality workmanship
  • Microsoft Office Suite
  • Familiarity with SAP or an ERP system would be considered an asset
  • Ability to multi-task
  • Customer focused communication skills (listening, verbal and written)
  • Problem solving skills
  • Good judgment
  • Interpersonal skills
  • Shows initiative and demonstrates sense of ownership
  • Interpersonal skills – ability to deal with sensitive customer and personnel issues resulting in a positive outcome
