Candidate must possess at least Bachelor's/College Degree in Business Studies/Administration/Management, Commerce, Economics, Finance/Accountancy/Banking, Property Development/Real Estate Management or equivalent. At least 2 Year(s) of working experience in the related field is required for this position. Preferably Supervisor/5 Yrs & Up Experienced Employee specialized in Marketing/Business Development or equivalent. Qualifications: 2 years Real Estate as Business Dev t/Project Dev t or could be from Real Estate Consultants Proficient in Excel, Power Point, Word. Willing to work long hours, during weekends, and holidays. Physically fit to do site works Plus factors: 1) Knowledgeable in Photoshop 2) Licensed real estate broker 3) Good presentor 4) Has sales experience 5) Well traveled Primary Functions 1. New Properties - Conducts initial site assessment and research and recommendation if further study should be conducted. - Conducts initial market research. - Maintains all property offers (hard copy and soft copy). - Maintains a roster and good working relationship with brokers/agents that we can tap for property offers. - Performs actual site inspection of recommended properties. - Coordinates all key departments (Survey, Technical, Permits, Marketing, etc). - Requests and liquidates budget approval, if needed. 2. Product Development - Assists in the preparation of product development plan especially in the areas of research and data gathering. - Coordinates with all key departments to ensure accurate and timely development of products. 3. Financial - Prepares financial assumptions, projections and analysis that are acceptable to the shareholders. - Prepares buyer counter offers, if any. 4. Project Operations - Runs/Orchestrates/Operates the project based on approved financials, targets, agreements, branding, and timetable. - Ensures that the project attains the minimum level of financial returns approved by management. - Ensure that all permits and licenses are secured. - Maintains close and professional relationship with business partners. Secondary Functions 1. Maintains an efficient and orderly filing system. 2. Conducts clerical functions such as photocopying, scanning, RFP preparations, liquidations, etc. 3. Assists in the purchase of land and deal structuring for joint ventures. 4. To build and maintain good relations with business partners. 5. To be up to date on current global real estate trends and happenings and advise the Business Development Team on what areas are good to enter and what product to offer. 6. To data mine and analyze existing accounts as reference for future studies. 7. Any task which may be assigned from time to time.
