Unique Role Purpose:

The role represents the glue between the Development process and the Construction process.

Lead for development project management across a specific plot / area and or specific discipline. Overseeing Project Management, Design Management, Cost Planning, and integration of the same, and all design/technical consulting, buildability and other pre-construction services necessary input to enable a development brief to be converted into a design brief and ultimatley a design and de-risked  solution that can be guaranteed and delivered by the preferred contractor within approved commercial assessment, budget, time,  brief and planning requirements.

Will ensure adherence to a process that does not allow buildings to progress through any gates (planning, sales, leasing, budget price, contract price etc…) without being confirmed as deliverable, in line with vision, brief and business plan / commerce assessment. This role represents the disciplined conscience that restores balance to scheme development and facilitates the resolution of the many competing drivers that pull against the completion of a scheme meeting all of its hurdles.

Key Accountabilities – Main tasks


  • Responsible for facilitation of establishing the Incident & Injury Free (Safety and Sustainability strategy for the project under  management and delivering it with in the design and product created. )
  • Responsible for undertaking and implantation of Independent Safety Reviews in accordance with Lendlease Global Minimum Requirements (GMR 2021)
  • Manage and ensure delivery to the Lend Lease Global Minimum Requirement (GMR’s) during conversion including active  facilitation and management of Risk & Opportunity at Design (ROAD) through Safety@Design and delivery of the Principal  Designer role to eliminate hazards and risks in the development phase 

Brief & Design 

  • Responsible of Procurement of design team to ensure coordinated design and procurement during the conversion  process (RIBA 2 & 3) and potentially beyond
  • Responsible for managing the client project expectations (Development Manager and/or Tenants/Owners), balancing their aspirational  objectives with the commercial constraints 
  • To support the Development objectives & commercial requirements, manage and co-ordinate the specialist, design, cost and  preconstruction support services during the conversion phase of a project from its development inception (brief stage & RIBA 1) to  construction contract execution 
  • Manage Pre-Construction Services Agreements (PCSAs) and/or Construction procurement process through to point of Construction Contract. Facilitate engagement with contractor to ensure the input of logistics,  buildability, programme into the design process. 


  • Ultimate owner of the program in conversion. Responsible for establishing the project conversion programme including  coordinating the inputs of other functions and managing and delivering to this, including change control.  
  • Responsible for the management and completion of all design and design authority documentation during the conversion phase 
  • Co-ordination and input to the Overall Development Programme for Urban Regeneration schemes to ensure we are proactively managing changes in the Development Commercial Assessment  
  • Responsible for all DPM inputs to the LL monitoring and governance process (PSG, PCG & Compass-OLi) and ensuring a well-documented process for defining the scope, assumptions and price throughout, including independent validation of the same. 


  • Ultimate Owner of the design and cost plan process in conversion, including management of the Cost Planning function (Internal  or External)   
  • Responsible for managing project risks and opportunities which could impact cost / time / quality and deliverability of the project,  contract negotiations and contract forms 
  • Lead Development in assessing the technical and time consequences of alternative product and design solutions 
  • Responsible for managing the design within the cost plan and commercial development parameters including change control  during the conversion process.


Qualifications – Desirable and Essential

  • Essential - Formal technical education and qualification is required (University degree in Architecture or Engineering)
  • Essential - Fluent in Italian and English (written and spoken)
  • Desirable - Chartership with MCIOB or MRICS or equivalent within project management and/or construction related discipline 

Experience –Desirable and Essential

  • Essential - Knowledge of Development, Design and Construction process including contracting models, design and construction  solutions, risk and opportunity. 
  • Essential - 8-10 years experience or advanced knowledge of role 
  • Desirable - experience working for international developers and/or institutional investors
  • Desirable - experience dealing with international standards and specifications (RIBA, RICCS, other)
  • Desirable – experience in later stages of development process (RIBA4-5) until handover to occupiers

  • Problem solving and analytical skills for addressing planning, estimating, contract administration and procurement issues  within construction and design activities.
