The Real Estate team is responsible for managing AMP Capital’s substantial property business. This includes the investment management of AMP capital’s various property portfolios; the day – to – day management of the office, industrial and shopping centre properties in which AMP Capital invests; and researching new property opportunities.

AMP Capital Shopping Centres (AMPCSC) sits within the Real Estate division of AMP Capital Investors, and provides asset, development, and property management expertise to the shopping centres owned and/ or managed by AMP Capital Investor’s various property funds and private clients. AMPCSC also asset manages AMP’s ownership in five externally managed Westfield shopping centres, protecting and driving asset performance on behalf of the AMP owners.

The role:

• The role of Operations Manager represents a leadership position within the Centre Management team that supports the Centre Manager deliver the Business Plan objectives of the asset.
• The primary areas of focus are to uphold operational safety, performance and compliance.
• Statutory and legal obligations pursuant to the delivery of the role must be observed and where required, appropriate training and procedures implemented.
• The Operations Manager must at all times diligently pursue best practice environmental health and safety, maintenance standards, strategic planning, programming and budgeting, environmental and sustainable performance and sound management practices.
• Management obligations of this role include but are not limited to; procurement, capital works projects, tenancy delivery and stakeholder engagement.
• The Operations Manager is required to exercise judgement, set priorities and schedule work to meet deadlines.

The person:

• Contract / relationship management - Manages the relationship with contract service providers and/or retailers, including negotiation, interpretation, and application of agreements. Ensures adherence to standards and best outcomes for AMPCI
• Financial management - Utilises established financial systems to track budgets and highlights variances to manage and control cost variables. May also be responsible for developing income and/or expenditure budgets
• Legislation & regulations - Applies a thorough understanding of relevant legislation and regulations to advise internal or external clients on the practical application
• Risk management - Monitors and challenges business processes to ensure AMP is compliant with all regulatory, legal, and commercial requirements and standards
• Demonstrated experience in managing in a multi-functional technical services delivery environment
• Experience in project management, delivery of capital works and tenancy coordination
• Operations or facility management experience at a senior level as part of a shopping centre or property management team
• Technical and soft services contractor procurement and management,
• Tertiary Qualifications in a relevant discipline, with a focus on property facilities management
