Job Role & Responsibilities:

Responsibilities for Real Estate Strategy and Portfolio / Finance Management include:

Transaction Management, execution and support
Maintains a strong knowledge of banking products and services, as well as knowledge of the industries or market areas served.
Directs the vision and strategy for product portfolio management across organization
Monitors and tracks the financial conditions of company, and prepares and presents status reports to senior management on a regular basis. This includes the regular reassessment of risk ratings, and the documentation of changes in credit risk ratings when appropriate
Portfolio Management
Negotiates with clients, private equity companies, participant banks and other parties pertaining to loan terms, pricing, and conditions.
Assists in the review of legal agreements and works with outside council and other internal business partners to ensure legal documents are prepared correctly.
Strategic Space Management
Internal Stakeholder Management (Business interface and supporting functions)
Lease Management interface to Lease Administration Vendor
Coordinates the gathering of new collateral appraisals, field audits, or other forms of third-party post-transaction due diligence.
Preparation of Business Cases

Business Development: Proactively identifies and pursues opportunities to grow relationships including relationship loan and deposit growth opportunities, and opportunities with other bank groups including Treasury Management, Private Banking, and Wealth Management.
Works with Loan Officers, Lending Assistants, and Credit Analysts to coordinate the due diligence process including the ordering of collateral appraisals, third-party field audits and site visits.
Development of effective, cost efficient real estate strategies particularly for Mumbai, Pune and Pan India portfolio, interfacing extensively with stakeholder and functional partners across the respective Business Divisions
Clear and efficient management of the entire real estate transaction lifecycle, from initial brief through to lease execution and subsequent lease administration, reporting and data management ensuring a strong auditable process
Engagement with functional partners (Capital Projects, Facilitates Management & Infrastructure (Engineering), IT, Business Continuity Management, Security, Tax, Legal and Finance) in order to ensure full "buy-in" and effective
governance

Build positive relationships with key external partners (Landlords, external Real Estate Service Providers, Lawyers (mostly external), Sourcing and other Third-Party professionals)
Coordinate with Finance Group in regard to financial analysis and subsequent development of Business Cases for eventual approvals
Review of occupancy costs including annual budgets, forecasts and monthly reporting
Delivery against Departmental and Firm-wide cost reduction targets
Supporting the formulation, reporting and delivery of KPIs / Metrics, standardisation of service delivery / documentation globally
Full compliance with Regulatory and Firm wide controls and processes.
Collects and reviews financial statements, monitors covenant compliance, and meets with clients to discuss trends, projections and any issues or opportunities that may arise
Responsible for the guidance to ensure alignment of investments and operations to annual budgets and monthly forecasts

skills :

Bachelors in Finance, Accounting, Real Estate, Economics, or another related field. 8 years of corporate real estate experience
MBA Preferred
Five plus years of progressive work experience in Commercial Banking or comparable experience in
Investment Banking
Strong understanding of financial statement analysis and commercial credit underwriting; Formal credit training is preferred
Knowledge of compliance with federal regulations pertaining to commercial banking
Knowledge of the industry standards
Knowledge of a variety of real estate areas such as: transaction management, strategic planning, financial analysis and project/construction management
Experience in negotiating and interpreting Office, Retail and Industrial lease documents, interacting with various levels of management including senior executives and a successful track record in project management are expected of the candidate
Excellent communication, interpersonal, consultative sales and presentation skills
Excellent organizational, problem-solving, credit analysis and negotiation skills
Ability to effectively communicate and make effective presentations to prospective customers and company principals, existing customers, banking officials and community leaders
Ability to handle multiple tasks simultaneously in a fast-paced, diverse and growth-oriented environment
Ability to maintain a high degree of confidentiality
Experience with spreading financial statements and preparation of written analysis reports
Excellent personal computer skills to include various software packages, including word processing, spreadsheet, electronic mail and presentation, and banking systems
Ability to travel up to 30 PERCENT of the time

Additional:
Proven record of executing transaction, balancing the interests of multiple partners to create a bank wide positive outcome.
Understanding the value of Real Estate negotiations in achieving efficient outcomes, whilst still providing flexibility, operational control and risk mitigation
Strong evidence of building and developing relationships on PAN India Basis
Ability to influence at a senior level and help set and develop real estate strategy

Creation of Business Cases and adhering to process controls and internal governance
Financial acumen and the ability to understand the P&L effect of numerous options
Well-developed interpersonal skills and organisational skills along with ability to multi-task
Capability to be an effective influencer and drive execution within a team that doesnt have reporting lines to you
Strong proficiency in Excel, Word and PowerPoint skills essential
Prior experience working with a financial institution would be a plus!
Hardworking and ambitious individual with outstanding written and verbal communication skills
