Managing the Asia Retail Property portfolio, the Regional Retail Property Manager, Asia must have a solid understanding of retail property and the retail landscape in Aesop’s Asia markets. This position will support the General Manager of Asia, Country Managers and their teams, as well as the global Retail Property Manager in the administration and development of Aesop’s Retail Property portfolio.
The Regional Retail Property Manager, Asia will provide perform essential real estate functions in line with the global Property strategy and regional business requirements. The role is responsible for maintaining and updating Aesop’s global LeaseEagle property database, assisting the collation of supporting data, approval processes, documentation and stakeholder data management. This position contributes to the success of Aesop’s unique retail experience and landscape per the retail portfolio, principles, strategy and values.

External: Property consultants (new & existing), real estate agents/brokers, landlords
SKILLS AND EXPERIENCE
Bachelor’s degree in Business/Commerce, or the equivalent experience
Previous experience in regional or global retail company with a diverse and varied portfolio
At least 7 years progressive experience in retail property management
Ideally experience in a management position
Ability to demonstrate initiative and proactively identify and escalate issues and process improvements
Strategic, broad based knowledge of the retail and property markets in Asia with subsequent networks
Strong affinity with local culture that are aligned with the Aesop ethos
Reporting and Analysis
Support the General Manager Asia, Country Managers as well as the global Retail Property Manager with the compilation of regular monthly leasing reports, presentations and other information as required.
Conduct competitive real estate market analysis for both the retail and cosmetics industries regionally.
Assist Country Managers with the compilation of proposals for new stores and network optimisation by providing relevant real estate market and portfolio data and analytics as well as broader demographics.
Analyse the existing store portfolio as well as new store proposals to ensure real estate KPIs are in line with store segmentation parameters and comparable stores in the same or other markets.
Property Management and Strategy
Partner with General Manager Asia and Country Managers in the negotiation of store relocations, leases, closures, store renewals, expansions and downsizes.
Assist Country Managers in the identification and assessment of new potential retail premises for network expansion or existing store relocation, in line with the regional strategy.
Maintain and act as the owner of the region’s data in and reporting from the global LeaseEagle real estate management platform, including availability of all lease documentation through LeaseEagle.
Evaluate existing Aesop Retail Estate portfolio in Asia to actively seek lease optimisation, closure, expansion, and reduction or relocation recommendations based on performance, market conditions and lease terms.
Evaluate portfolio and work with Country Managers to proactively plan and budget for large scale store refurbishments.
Assist the global Retail Property Manager in developing Real Estate tools and guidelines to improve retail KPI’s and improve Aesop’s portfolio of leases by reducing the financial impact in each markets P&L.
In conjunction with Country Managers, actively participate in negotiations with Regional real estate brokers, landlords, legal partners and vendors.
Partner with global Retail Property Manager and General Manager Asia, by evaluating all retail opportunities through site selection metrics and criteria, demographic analysis and research to insure the best location, performance and visibility.
Partner with Country Managers on the development of the regional professional real estate support through select external partners.
Liaise and partner closely with the global Retail Property Manager and real estate functions in other regions, seeking and driving common real estate goals, building real estate strategies within the brand and across the global portfolio as well as within each region.
