The Realty Management Division (RMD) plays an integral role in supporting the firm’s real estate investing strategy by providing investment and asset management services globally in the real estate market, partnering with other divisions in the firm to deliver results wherever Goldman Sachs has an interest. RMD serves as an extension to revenue divisions by providing services such as sourcing, acquisition, underwriting and due diligence of distressed and performing real estate and loan assets, asset management, portfolio management and disposition across various property types including office, multi-family, retail and hotel. Our division also manages residential loan portfolios and warehouse repo lines across auto, student, and consumer asset classes while providing structure, pricing and collateral analysis support. We are looking for a Vice President to be based in Sydney with the main responsibilities:

  • Risk Assessment of development and construction projects during due diligence/underwriting
  • Evaluation of Joint Venture Operating Partners to determine capabilities to meet investment objectives. Oversight of Operating Partners focuses on 1)Transparency, 2) Alignment of interests and 3) Execution/Performance
  • Manage development and construction risk on large projects directly and through third party project management consultants
  • Manage a large portfolio of projects simultaneously across multiple project types
  • Project Management (and Investment Analysis Support) for Real Estate Development Project( office, logistic, hotel, retail, etc.)
  • Reviewing Development Permits, Negotiation with public administrative parties
  • Reviewing building plans and construction expenses, negotiation with construction companies
  • Managing the construction phase and status
  • Project Management (and Investment Analysis Support) for Mega Solar Development Project
  • Reviewing Development Permits, Negotiation with public entities, electronic companies, Ministry of Economy, Trade and Industry
  • Reviewing civil engineering work plans and construction expenses, Negotiation with construction companies
  • Reviewing panel layout plans, facilities construction expense
  • Managing the construction phase and status


Basic Qualifications

  • 5 years or more experience in above related business in real-estate developer, general construction companies, real-estate investment fund, etc.
  • Ability to demonstrate progressive responsibility managing large commercial and residential ground up development and major renovation projects.
  • Basic skills in Word, Excel, PowerPoint
  • Candidate must be able to evaluate investment opportunities to determine if projected costs and schedules can be realized. Additionally evaluation of joint venture operating partners is a critical diligence requirement to ensure our investments are staffed properly.
  • Candidate must demonstrate strong communication skills and be able to effectively communicate concerns and status to peers and senior leadership.
  • Experience across a range of products types is a major plus.
  • Some travel will be required and candidate must be able to adapt to changing requirements as deal flow and activity fluctuate.
  • Logical thinker and fluid communication skills
  • Primary level English speaking and writing

Preferred Qualifications

  • Registered Architect, Engineer or Construction Manager. Technical licensing related to construction/engineering
  • MBA or other advanced degree considered a plus
